REPRESENTATIONS TO BOARD:

                1.  The applicant requested a special permit to add four feet to an existing            porch at 894 East Washington Street.

                2.  The existing non-conforming house, which was built in 1963 is located               in an Agricultural-Recreation District.

                3.  The lot is 41,648 square feet.  The house is set back 47 feet from the              street with 167.4 feet of frontage.  A 50 foot setback and 175 feet of          frontage is required in the district.

                4.  The plan submitted indicated the addition would be 39 feet from the                 easterly side lot line.  The requirement in the district is 25 feet.

                5.  The Board determined that the proposed change would not be                  substantially more detrimental to the neighborhood than the existing use.
                6.  The Planning Board offered no comment on the proposal.

FINDINGS:

        1.  With regard to the Special Permit the Board took into consideration each of the following:

                a)  Social, economic, or community needs which are served by the                        proposal;

                b)  Traffic flow and safety;

                c)  Adequacy of utilities and other public services;

                d)  Neighborhood character and social structures;

                e)  Impacts of the natural environment;

                f)  Potential fiscal impact.
